Managing Turnkey Mid-Term Rentals

Most property owners and investors do not have the time, technology, and patience required to actively manage turnkey properties.

Turnkey rental properties have a higher turnover than traditional rental properties. Traditionally property owners prefer long-term tenants and in many cases sacrifice income by keeping rents low. They believe it is in their best interest to have under-performing investments because they require less work and they do not want to interrupt their monthly cash flow. Both objections are understandable. However, as a student of economics I learned that an asset should be fully utilized until the cost of doing so outweighs the cost of doing nothing.  My grandfather would have called this “walking away from the table when there is food on the plate.”

Managing Turnkey Short-Term Rentals

The short-term rental market is much different than the long-term market.  Hotel taxes, bookings, and cleaning are unique to short-term and vacation rentals.

Smart technology is a great way to protect and control your residential and commercial income properties.  Additionally, tenants get excited about the convenience and security it provides them and their families. Currently my properties use Amazon Alexa® for voice activated controls and Z-Wave hubs and technologies including Wink® for the hub and Schlage Connect® for locks.
